Mumbai, August 21, 2026: Mumbai's luxury housing market recorded nearly 16 transactions a day during the first quarter of FY27, with homes priced at Rs 5 crore and above accounting for 1,499 registered deals worth Rs 14,903 crore between April and June 2026, according to a report by Lighthouse Luxury, a Lighthouse PropTech platform backed by Turbostart and family offices, in collaboration with property registration intelligence platform Zapkey.

The Lighthouse Luxury Quarterly Real Estate Report is based on verified Maharashtra stamp duty and property registration data. The findings indicate that luxury housing transactions in Mumbai have maintained a steady pace through the quarter, with the market recording an average transaction value of about Rs 164 crore every day.
April Leads Quarterly Sales
April emerged as the strongest month during the quarter, recording 563 luxury property registrations valued at Rs 5,726 crore.
Transaction volumes fell 22.7% in May, with 435 registrations worth Rs 4,492 crore. Despite the decline in the number of deals, the average ticket size remained at Rs 10.3 crore.
The market recovered in terms of transaction volumes in June, when 501 luxury homes were registered, marking a 15% month-on-month increase. However, the aggregate value declined to Rs 4,686 crore as the average ticket size fell to Rs 9.4 crore.
The report attributed the June movement to stronger activity in the entry-level luxury segment comprising properties priced between Rs 5 crore and Rs 10 crore.
Worli Remains Top Luxury Destination
Worli continued to dominate Mumbai's luxury housing market in terms of transaction value. The central Mumbai micro-market recorded 97 deals worth Rs 2,272 crore, with an average ticket size of Rs 23.4 crore.
Lower Parel ranked second, registering 81 transactions worth Rs 769 crore at an average ticket size of Rs 9.5 crore. Bandra West followed with 54 deals aggregating Rs 575 crore, with the average transaction valued at Rs 10.6 crore.
Several suburban locations also featured among the quarter's leading luxury markets. Goregaon East recorded 46 transactions worth Rs 552 crore, while Andheri West registered 60 deals worth Rs 425 crore.
Vile Parle West saw 45 transactions valued at Rs 413 crore, while Santacruz West recorded 44 deals worth Rs 364 crore.
The data indicates that the luxury housing market is expanding beyond Mumbai's established premium markets, with redevelopment and improved connectivity contributing to demand in suburban locations.

High-Value Residential Leases
The quarter also saw a number of high-value residential leases involving prominent individuals.
The report identified a Rs 29.42 lakh luxury apartment lease at Shandilya Villa in Worli by Alkem Laboratories promoter Mrityunjay Kumar Singh as the highest-value lease recorded in Mumbai during the period.
Indian cricketer Shreyas Iyer leased a residence at K Raheja Artesia in Worli for Rs 19.83 lakh per month, with a security deposit of Rs 74 lakh.
Bollywood actor Siddharth Malhotra leased a residence at Nair House in Khar West for Rs 11 lakh per month and paid a security deposit of Rs 33 lakh.
National Market Comparison
At the national level, the quarter's highest-value registered residential transaction was recorded on Boat Club Road in Chennai, where a property changed hands for Rs 211 crore.
This was higher than Mumbai's average of Rs 134.6 crore for registrations above Rs 100 crore during the quarter, according to the report.
